Land Options


  Where you place your home is just as important as what home you purchase. These are the typical land options available to you:
  • Manufactured Home Subdivision
    A very popular option for home placement is in a manufactured home sub-division. The difference between a park and a sub-division (or community) is that you actually purchase your own property in a sub-division. 

    Often times the improvements like water and septic are included in the price of the land and sometimes you will even see decks, sheds, garages and/or paved driveways included.  Of course, each feature will effect the price of the land, but you may find you can get the improvements you want at a lower price when it is included, and the improvements are more easily wrapped up into the total amount financed.

    • Acreage or City Lots
      Sometimes you can find a piece of land that is just the size you are looking for and is in an area where there are no restrictions for the type of home you want to purchase.  It could be rural land or a city lot that permits manufactured homes, or even a location where you can place a modular home, which is also a purchasing option available through Creative Country Homes. 

      Purchasing property outside of a subdivision will usually mean that you will need to expect the cost of a water, waste water and utilities to be added to the overall cost of setting up your home.  By financing your home as a Land/Home package, you can include these costs in the loan.
       
    • Manufactured Home Park
      A manufactured home park is a community that typically has small lots for rent. The lots will be already improved with a pad, a driveway, water, waste water and electricity hookups.  However, many parks have very small lots, and some even restrict you to singlewide homes only. 

    Keep in mind that you are renting the space in a park not buying it.  You must purchase the home separate from the property, which means you will need a Chattel (home only) loan if you are not paying cash for your new home. 

    If you are trying to get inside city limits with your home, you can either find a park or locate land or a community that is zoned for manufactured homes, or you can talk to us about our modular homes which can be placed in any location zoned for residential construction.
